MEPSub Drive is the file system built into MEPSub: project folders, versions and sharing, a PDF editor for markups and measuring, a plan room for drawing sets, an office editor and diagrams — on its own server, next to your projects, RFIs and invoices.
The way you use Google Drive or Dropbox — except every file knows its project.
Company files, my files and a folder for every project — with access per folder for people, roles or everyone, inherited from your MEPSub roles.
Drag in whole folders, drawing sets and site videos. Uploads resume after a dropped connection and go straight to the Files server, never through the app.
Every change keeps the version before it, with a label like “Rev C”. Deleted files wait 30 days in the trash.
A new project gets its folders from your company template, open to the project team and the office only.
Every estimate, invoice, change order, RFI, PO and submittal MEPSub makes lands in its record’s folder, with a new version when it changes. Money documents go to office-only folders.
Share a file or folder with a link, send it by email from MEPSub, or open a file request — an upload-only folder a GC can drop files into.
Search by name and tag, previews and thumbnails without downloading, and a folder as a zip in one click.
Drive runs on a Files server of its own, backed up off-site every night — big transfers never slow MEPSub down.
Clouds, arrows, text, stamps and signatures on any PDF in Drive, with comments and replies. Turn a markup into an RFI, a punch item or a draft change order that links back to the spot.
Cloud + note | M-201 · duct conflict at grid C → RFI-014 |
Measure | Scale 1/4" = 1′-0" · 186 LF of supply duct |
Stamp | Reviewed — approved as noted → submittal status set |
Redact | Prices removed for real, then read back from the file |
Export | As PDF comments for Bluebeam / Acrobat, or flattened |
Illustrative markups.
Drop in the drawing set: MEPSub reads each title block, files one file per sheet by discipline, and the next set lands on the same sheets as the new revision.
The plan room lists every sheet with its current revision, marks the old ones superseded and shows what each new set changed.
Pin site photos to the spot on a sheet; the pin keeps them as a timeline and moves to the next revision by itself.
Photos by the day they were taken, who took them and where on a map — 360° panoramas you can look around in, and markup right on a photo.
Sheet numbers named on a drawing (“SEE M-201”) become links, and chosen sheets go to AI Takeoff in one click.
Word, Excel and PowerPoint files open in the browser; several people edit together and every save is a new version. Save as PDF.
Templates with tags filled from the project, customer, estimate, change order or submittal — out as Word, Excel, PowerPoint or PDF, into the project folder.
Our own diagram editor with 75 MEP symbols and line kinds for duct, pipe, power, control wiring and BACnet — drawn by hand or by AI from a description, a sequence of operations, a points list or a sketch. Devices go to estimate lines.
A whiteboard you can share in a MEPSub meeting and save to Drive, and quick charts written as text — or by AI.
A MEPSub Drive desktop app that syncs to Windows, macOS and Linux with files on demand; AI that sorts and names incoming files and answers questions about them; live markup sessions, transmittals and e-signatures on any file; and an archive for closed projects.
Drive is running with our first customer now and opens to more companies in early access. Ask us and we will tell you when it can be switched on for your company.
It can: one-click import brings your files over, and every file sits next to the project, the RFI or the invoice it belongs to. You can keep a copy in Google Drive, Dropbox, OneDrive or your own NAS with a backup plan.
Only what you share: a link (open or download), a file request to upload into, or an email sent from MEPSub. Folders stay restricted to the people and roles you choose.
Yes. Markups export as real PDF comments those programs read, and comments a GC made in them come into MEPSub as markups you can edit.
AI is optional and uses your AI credits: “What changed?” between two revisions with draft change-order lines, and diagrams drawn from a description, a points list or a sketch.
A Files tab with offline folders, today’s drawings kept on the phone, site photos with date and location, a document scanner and redlines comes with the next MEPSub app update.
