Step by step
- Create a change order on a project: describe the added scope, then price it as one lump sum or as line items (description, qty, unit, unit cost, markup %). With line items the amount and cost follow them; the register (Change orders) opens the same lines under each row.
- Pick what the customer sees of the lines in the change order form: lump sum, names only, or detailed with qty, unit price and amount. Cost and markup never go to the customer; the choice drives the PDF, the email and the portal.
- ✦ Write with AI next to Description (New and Edit) drafts the description of change from the title, reason and line items — scope only, never prices, cost, markup or hours. With text already in the box it says Improve with AI and keeps what you wrote. Type what it should mention in the box under it (an ASI or RFI number, an exclusion); Undo puts back what was there. It only fills the box — the change order saves as usual.
- Send it to the customer for online review and e-signature via the portal.
- Approved change orders roll into the contract value and WIP math.
- Invoice the change order to bill the added work — with line items, the invoice carries them line by line.
Careful: Get the change order signed before doing the work — an approved CO protects your margin.
Tips
- Get the CO signed before doing the work — approved COs protect your margin.
